In our line of business, there seems to be a lot of confusion around property marketing tours. Brokers and marketers come to us with all sorts of names for what they are hoping to produce:

  • Video Tour
  • Sizzle Reel
  • Brand Video
  • Promo Video
  • B-Roll
  • Demo Reel
  • 360 Tour
  • VR Tour
  • Virtual Tour
  • Photo Slideshow
  • 3D Tour
  • Photo Deck

In this article, we hope to clarify some of these terms to help brokers and marketers better understand their property tour options. Understanding the differences can help you choose the right property tour for your real estate listing.

Generally speaking, all property tours fall within two broad categories – video tours and virtual tours.

Video Tours

Alternative terms: Sizzle Reel, Brand Video, Promo Video, Demo Reel, B-Roll

A video tour is any type of tour composed of full-motion video and delivered as a video file. The emphasis here is on motion and storytelling. The director chooses what the viewer sees to showcase the property in its best light.

As the video camera moves across a scene, objects in the foreground move faster than those in the background. This conveys a powerful sense of depth and realism. Combining fluid camera motion with exhilarating music can really draw viewers in – bringing properties to life on any screen.

Video tours are typically posted to YouTube or Vimeo, among other places like brokerage websites and property listing pages.

Video Tour Advantages

  • Generate excitement through storytelling
  • Producers control what viewers can see
  • Easy to display on any device
  • Easy to share / distribute

Virtual Tours

Alternative terms: 360 Tour, VR Tour, Photo Slideshow, 3D Tour, Photo Deck

A virtual tour is any type of interactive tour. It can be composed of photos, videos, 360° images, and more. Typically, virtual tours offer viewers an abundance of detailed information rather than an exciting story.

Most virtual tours rely heavily on 360° images to create an immersive experience for prospects, enabling them to “step into” the property and control their visual perspective. These tailor-made VR tours allow for a wide variety of informative features, such as custom labels, hotspots, embedded videos, and property outlines. In addition, virtual tours can be used to great effect by brokers seeking to walk prospects through a property without the need for an in-person meeting.

Virtual tours are typically hosted online by the producer and linked to the brokerage website and property listing page.
